Ask yourself the following questions:
· Do you really know what your property is worth in today’s market? Will you price it too high and discourage potential buyers or too low and lose part of your equity?
· Do you know how to advertise for maximum effect & exposure to buyers? Do you know how to write the type of ads that will attract a qualified buyer?
· Do you have a list of prospects and access to numerous buyers? Can you separate the lookers from the legitimate buyers?
· Can you show other houses as comparables?
· Are you familiar with the techniques of selling real estate? Have you the ability and skill necessary to make a sale?
· Are you available to prospects on a full-time basis until the house is sold?
· Can you show your property as effectively as a broker?
· Do you know how to stage your home to present it in its best possible light?
· Are you prepared to expose your family to safety risks of any stranger who knocks at your door?
· Can you answer objections and criticism without losing your temper?
· Can you draw a legally correct contract and include all the changes and conditions customary in the area?
· Do you understand the disclosures required by law and the consequences of failure to comply?
· Are you familiar with today’s financing? Do you have several financing sources?
· Is the buyer qualified to purchase your home, or are they wasting your time?

· Do you know the potential risks & liability you may be subject to, and do you have insurance against these risks?
· When you list your home with me, I pay for all advertising & marketing costs. I am only reimbursed when your home sells. If you attempt to sell your home by yourself, you are responsible for marketing expenses.
Might you sell your home for market price without using a Realtor®? Possibly, and you may even do it in a reasonable time frame, but are you ready to undertake learning a new profession in order to do it? Even if you are, you will still be an inexperienced realtor®.
Selling a home is not a simple task. There are many legal, ethical, procedural and other issues involved. This is why professional Realtors® in Colorado must complete specialized training and pass state testing before being licensed. They must continue training throughout their careers with ongoing required education.
If you plan to sell your home without a Realtor® to act as your advocate, you should understand that a potential buyer is likely to have a real estate professional, skilled in negotiation, looking out for their best interests – who will be looking out for you? Also, buyers of FSBO properties tend to discount any offer by at least the amount of the fee saved. FSBO’s end up doing all of the work and accepting all of the liability, but often net the same or less than if they had the help of a broker. Buyers, not sellers, save when owners sell without an agent.
